Building a site house for your land? Approximate costs

A site house is an important part in the development of a new residential living area. It usually comes as the first item of business as it provides a base of operation for the owner or developer. The site house and the toilet are among the first structures that come up. Here is a guide on how to build a pit latrine in your development.

Site houses serve the following functions:
1. Allow for electricity to be dropped into a fixed structure by the Kenya power company
2. Base for storage of materials during construction
3. Accommodation for the security
4. Demonstrate occupation/presence of people on the land

These sitehouses can come in many shapes and forms but the most common are single rooms that can occur singly or in pairs. These are usually constructed in mabati or masonry. Mabati being the simplest to construct.

A typical mabati site house can cost around 70,000 Ksh to construct, while a masonry unit will cost around 150,000 Ksh to construct. The choice of material for building the sitehouse will depend on the budget and the permanency required from the structure. Other options for site houses include brick housing and precast concrete housing.

The basic items required to ensure a piece of land is easy to operate include ensuring the site is connected to the services, i.e, water and electricity, has a waste management system, a site house and a fence for security. Read more about how much that fence may cost you to build.
